Leading fund manager ISPT has lodged plans for Stage One for one of the largest industrial sites in Melbourne, a 62.3ha site at 265 Dandenong Hastings Road, which will yield over 282,000sqm of built-form warehouse space and which will have an end value of over $1.1 billion.
While Stage 1 will deliver 83,000sqm of built form across up to eight tenancies, the estate will be home to 20 specialised warehouse spaces upon completion, with the flexibility to deliver warehouses ranging from 7,000sqm – 80,000+sqm.
Set alongside Western Port Highway and Portlink Drive, the site will benefit from incredible connectivity to main arterials, the Melbourne CBD and access to core south east industrial markets.
The team has maintained a key focus on ESG at 265 Dandenong Hastings, which will target 5-star Greenstar warehouses that include features such as solar PV systems, rainwater tanks, and EV charging facilities.
ISPT will also use recycled building materials within the construction of the development whilst achieving a 10 percent reduction in embodied carbon.
The plans are currently with the Greater Dandenong Council, with works set to commence on-site early in 2026 pending permit approval.
