The A-Grade asset is the third office refurbishment by the leading fund manager
Leading fund manager ISPT has now completed its revitalisation of 270 Pitt Street Sydney, transforming the building into an A-Grade office tower with 22,660sqm of office space, a redesigned ground floor entry experience and connectivity to essential amenities.
As part of the refurbishment, sustainability was a core focus with ISPT rehoming 1,400 workstations, and recycling 20,000sqm of floor tiles and 10,000sqm of ceiling tiles.
The building was re-designed by COX Architecture, who led the internal re-design, interiors and architecture, alongside construction partner Built, development manager Logic Projects, and Eastview as the project manager.
Demonstrating a commitment to flexibility and excellence in workplace design, Geyer Architects delivered almost 5000sqm across five floors of bespoke, turnkey fitouts, ready for immediate occupation and tailored to suit a diverse range of tenants – spanning from boutique suites to expansive full floors and an interconnected dual floor village.
Commencing works in April 2024, ISPT’s refurbishment of 270 Pitt Street followed in the footsteps of 477 Pitt Street, Sydney and 500 Bourke Street, Melbourne, which saved upwards of 57,000 tonnes of embodied carbon. The refurbishment of both 477 Pitt and 500 Bourke Streets resonated strongly with the occupier market, with 500 Bourke Street achieving strong leasing commitments both prior to, and post, practical completion with over 40,000sqm leased across a number of different industries, including from the financial, insurance and legal sectors. 477 Pitt Street was also very well received within the market, with Stone & Chalk, on behalf of Property NSW, leasing over 8,000sqm.
Acquired by ISPT in 2001, 270 Pitt was previously fully leased to the Department of Defence before the fund manager made the decision to refurbish and retrofit it using its existing structure.
The project benefits from connectivity to the new Sydney Metro station and proximity to the upcoming Town Hall Green, as well as end-of-trip facilities on the ground level, wellness facilities, and integrated ground floor food & beverage outlet.
270 Pitt Street has a 5-Star Green Star rating, 5.5 Star NABERS Energy Commitment Agreement, 4.0 Star NABERS Water and will be fully electric and net zero in operation.
