ISPT celebrates practical completion of Adelaide logistics and industrial hub, Charles Sturt Industrial Estate

Property fund manager ISPT has achieved practical completion of the final stage at its $190 million Charles Sturt Industrial Estate in Adelaide.

Charles Sturt Industrial Estate features 20 industrial tenancies spanning a total of 91,000 sqm – equating to the size of almost five Adelaide Ovals.

The estate services defence and construction supply chains, large format retail, wholesale, logistics and freight, including Rohlig, Aerobond, Wilson Bradley, MacTaggart Scott, JB Hi-Fi, Ironman 4x4, Hare and Forbes.

Property fund manager ISPT has achieved practical completion of the final stage at its $190 million Charles Sturt Industrial Estate in Adelaide.

Located at 853 – 867 Port Rd, Woodville, the project’s completion marks an important milestone for ISPT, which holds circa $2.9 billion in industrial assets and a 500ha land bank within its portfolio.

Charles Sturt Industrial Estate features 20 industrial tenancies spanning a total of 91,000 sqm – equating to the size of almost five Adelaide Ovals. The final development phase, which began in 2020 and recently reached practical completion, encompasses seven warehouses totalling 37,000sqm –  complemented by circa 40,000 sqm of hard stand, pavements and car parking – which were built by Sagle Constructions.

The estate’s strategic location 8 km north-west of Adelaide’s CBD, coupled with its proximity to major transport hubs like the Adelaide Airport and Port Adelaide, has contributed to Charles Sturt Industrial Estate’s status as one of South Australia’s leading logistics and industrial hubs.

The 23ha site was formerly owned by GMH and was acquired in 2001 by ISPT, which then embarked on a phased masterplan roll-out. Early capital remediation and deployment culminated in the development of custom-spec buildings for tenants Bunnings and Harvey Norman.

The estate services defence and construction supply chains, large format retail, wholesale, logistics and freight, including top tier customers such as Rohlig, Aerobond, Wilson Bradley, MacTaggart Scott, JB Hi-Fi, Ironman 4×4, Hare and Forbes.

The project completion comes at a critical time for Adelaide’s industrial market, where the vacancy rate has tightened to just 1.3 percent in the first three months of the year, according to Cushman & Wakefield’s Marketbeat Adelaide Logistics and Industrial Q1 2024 report.

Whilst demand for high-quality industrial assets continues to surge in Adelaide, driven by retail sales growth and record levels of net overseas migration into South Australia, limited new industrial supply meant ISPT’s Charles Stuart Industrial Estate was able to cater to pent-up demand for premium facilities in South Australia.
