ISPT’s 500 Bourke Street has officially celebrated the launch of its A Grade office tower and mixed-use precinct

ISPT has officially marked the reopening of 500 Bourke with valued project and tenant partners

Since re-opening the doors to tenants after the $160 million transformation, the development has seen strong leasing success.

ISPT’s 500 Bourke Street has officially celebrated the launch of its A Grade office tower and mixed-use precinct designed by Fender Katsalidis. Joined by key project partners who contributed to the transformation of the project and tenant partners who have made 500 Bourke their new business address, ISPT CEO Chris Chapple reflected on the incredible work that was put into transforming the tower, making it the largest repurposing project to date in ISPT’s portfolio:

“Environmental, Social and Governance excellence is embedded in everything we do at ISPT. And this building, 500 Bourke Street, is a testament to our commitment to excellence and how we can invest in property today that creates long term sustainable value into the future.

The sustainable transformation of 500 Bourke demonstrates that the greenest building is one that is already built.”

Leading the way in sustainable outcomes and future proofing the development, 500 Bourke has been carbon neutral from day one of operation, with full electrification of building services using 100% renewable energy. A deliberate commitment to repurpose the existing building rather than demolishing, has honoured the 40+ year legacy and saved approximately 57,000 tonnes of embodied carbon, equivalent to the amount of carbon emitted by almost 9,000 cars on the road per annum.

Since re-opening the doors to tenants after the $160 million transformation, the development, situated in the heart of Melbourne’s financial and legal precinct has seen strong leasing success. The building is currently 86% leased, demonstrating a strong demand for high quality product complimented by supercharged amenity including premium onsite retail, dining and wellness, the latest technologies and convenient third spaces.

Along with the re-opening of 500 Bourke came an unveiling of Flex’s newest Melbourne location. Flex by ISPT at 500 Bourke has offered tenants a brand-new unique meeting and event venue space that can accommodate 200+ guests – a space that tenants can tap into as needed.

ISPT’s Head of Portfolio (Office), Nicole Ward said “The transformation of 500 Bourke shows how ISPT is setting the benchmark for exceptional destinations that offer more than just a physical workplace. 500 Bourke is strongly aligned with our clients’ values and business objectives while also meeting the needs of those who work in the building now and well into the future “

On the transformational design, Fender Katsalidis’ Partner and Head of Design Nicky Drobis said “500 Bourke is the celebration of an Australian design story. The design respects the buildings’ heritage whilst creating a series of welcoming and rich spaces throughout for the tenant community to enjoy with a focus on health, wellness and connection. The colours and textures of the Australian landscape have provided inspiration for the soft furnishings and finishes which result in a layered and engaging environment. It’s been a privilege to assist ISPT in realising their vision in leading the way for sustainable outcomes in our cities.”
