Leading property fund manager ISPT, owners of Enex and the adjoining A Grade office tower at 100 St Georges Terrace, has today revealed a taste of the city’s first urban-commercial village which is officially set to open in autumn 2025.
Seven food and beverage venues will soon call the precinct’s flagship new City Canteen home, with Hi Thai, CP Curry House, Mi Shanghai and Soul Origin returning to their CBD stomping ground in the building, alongside new arrivals The Cutting Board and Sushia.
Boasting a view over St Georges Terrace with an abundance of natural lighting, hungry CBD dwellers will have the opportunity to connect in Enex’s new vibrant City Canteen, with the adjoining Central Lounge providing a complimentary space to relax, unwind and linger longer in the heart of Perth city.

As part of the new urban-commercial village, Enex will become home to more than 30 retailers across two floors, adding to the array of curated retailers in its premium retail district which includes Gorman, Aesop and Decjuba; and convenience retail district on the ground floor.

The precinct will have strong sustainability credentials and is targeting 5.5 Greenstar energy rating, NABERS Energy 5.5 Star rating and a NABERS Water 4.5 star rating and has developed a waste strategy in accordance with Green Star Design and As Built v1.2; NABERS Waste guidelines and Better Buildings Partnership Operation Waste guidelines. In addition, improvements to the building envelope have been made including a new 60kW solar façade system being installed which will be one of the largest solar façade project in Western Australia. Initial modelling has shown these initiatives will reduce the building’s greenhouse gas emissions by 6%.
Amanda Steele, Head of Property at ISPT said that the Enex experience marks the return of an all-in-one retail hub in the CBD, with a unique blend of hospitality, premium fashion, and retail all under one roof.
“We are thrilled to be nearing the completion of Perth’s first ever urban-commercial village and mark the return of a dining precinct in the heart of Perth CBD. Enex will offer office workers, visitors and city dwellers a place to shop, meet, dine and relax all under one roof — which is something that has been missing in the heart of Perth CBD. We have no doubt this development will add to the excitement of Perth CBD’s emerging dining and shopping precinct,” said Amanda.
The redevelopment masterplan, designed by architects at Woods Bagot and constructed by ADCO Construction, will coincide with an upgrade to the 100 St Georges Terrace office tower to deliver a mixed-use space with added functional amenities and state-of-the-art design to create a one-of-a-kind CBD experience.
The works to deliver Perth’s urban commercial village commenced in late 2023, with 18-month development’s official opening date earmarked for autumn 2025.
ISPT’s $40million investment in the redevelopment of Enex and 100 St Georges Terrace follows the successful completion of the Forrest Chase redevelopment in 2019, highlighting the company’s ongoing commitment to repositioning its assets in the Perth CBD.
